A place that immediately conveys a feeling of arrival. Thoughtful room layout, high-quality materials and plenty of natural light ensure comfort and privacy – with direct access to the private garden and terrace.
Area and floor plan
The Egerner Chalet offers a total living area of approximately 76 m². The 160 m² private garden, including a spacious terrace of approximately 54 m², provides ample space for relaxation.
The total area includes approximately 18 m² (1/3 of the terrace). An additional practical utility area of approximately 8 m² is available in the basement/utility room. The living area is 48 m².

Sleep
A comfortable box spring bed in the bedroom (1.80 m x 2.00 m) and a sofa bed in the living room (1.40 m x 2.00 m) – ideal for couples or a small family.
Reside
Underfloor heating with separate room thermostats, electric roller shutters (individually and centrally controlled), fly screens on all windows and patio doors. All lights throughout the apartment are dimmable.
Modern & Technology
A 50-inch smart TV in both the living room and bedroom, equipped with numerous streaming apps such as Netflix, Amazon Prime, RTL+, Joyn, and many more. Fast Wi-Fi, multiple power outlets with USB and USB-C ports, and a workspace in the bedroom – ideal for remote work.
Kitchen
Modern, high-quality and fully equipped kitchen with filter and Nespresso coffee machine, dishes, glasses, cutlery, pans and pots, toaster, kettle, garlic press, dishwasher and much more.
To get started, salt, pepper, olive oil, a small amount of coffee capsules, dishwasher tablets and dish towels are provided.
Bath
An elegant bathroom with a spacious rain shower for relaxing moments of well-being, as well as selected, sustainable toiletries (shampoo, shower gel, soap). A powerful hairdryer is also provided.
Service & Additional Services
Weekly cleaning, fresh bed linen and towels, as well as a basic supply of toilet paper, bin bags and detergent for the washer-dryer. A high-quality steamer is also available for your clothes.
Access & Mobility
Underground parking space and barrier-free access via elevator from the underground garage and basement – convenient for guests with luggage, children and/or dogs.
Garden & Terrace
The fully fenced garden with terrace is equipped with a designer dining table, two designer sun loungers and a side table – ideal for relaxing hours outdoors.
